Brief


As a relatively new player in the Sydney development sector, Greaton’s aim was to make a name for itself by delivering significant projects that leave a distinctive impact on the future of the city. With a strategically-located land holding in Sydney’s Haymarket, Greaton was seeking planning approval for a mixed-use development with the ambition to deliver a distinctive public benefit outcome centred around the idea of a ‘vertical innovation village’.

 

Approach


Greaton engaged Left Bank Co. to assist in the strengthening and articulating the public benefit concept and site’s value proposition to be submitted to Council as part of the planning proposal. We were brought on during the design and development stage to work closely with the project team and with Council, making the vision more compelling based on evidence and alignment with sector and government priorities, to refine the design scheme and to shape a business and governance model for the site.

 

Impact


Using evidence and a clear and logical argument, our work enabled Greaton to present a robust case for negotiation and approval. The deliverable – a ‘Value Proposition and Vision’ as part of the justification report – communicated the value of the asset for both the City and the wider community. The planning application was fully endorsed by Council, and noted as a benchmark for how all developers should put forward their planning proposals.
